The villa is located directly on the beachfront at Maenam beach on Samui's popular north coast. Walking distance to a wide selection of restaurants and convenience stores.
It is hard to imagine a better location to sit back with a cocktail and relax.
Enter the villa via the gates and your internal car-parking area, and through the stylish wooden entrance door, and the first thing you notice is the including view of the neighbouring island of Koh Phangan. The glass doors that straddle the downstairs area let in a fantastic amount of light, and give you spectacular views over the pool, beach and bay.
Open your beach gate and plunge into the soft sand. Walk another 10 metres and plunge into the warm, clean, azure waters of the ocean. Soft sandy floor, no stones, and its deep waters make it the best beach area for swimming and water sports in Koh Samui.
The living area is open-plan which accommodates the lounge area, a dining area (with beautiful 12 ft long wooden dining table), and a modern fully equipped kitchen with black granite breakfast bar. Perfect for either fine or casual dining. The floors throughout the villa are made of superior sandstone, which also covers the pool area, so that when the front glass doors are open, an impression is given of an even larger seamless area space.
The villa sleeps 8 guests in comfort. The 2 main bedrooms feature King Size beds and European style en suite bathrooms. Each with an inviting ocean view terrace, offering amazing views of the bay and complete privacy and luxury. The 3rd bedroom is a family/mezanine room that sleeps 4 guests in a Queen bed (lower level) plus 2 twin beds (upper level). It is perfect for young families or friends who don't mind staying together. This bedroom also has an en suite bathroom.
There is an upstairs courtyard that separates all of the bedrooms. The villa has a separate video and games room that offers Wii, and PlayStation 3, and a 50" TV.
All front facing rooms overlook the pool, garden and ocean. The lounge is equipped with satellite tv, LCD flat screen television, DVD and I-pod dock. WI-fi internet is available throughout the villa.
One of the amazing features of this property is the 12 metre swimming pool, with Bali-green tiles and an impressive waterfall feature. Easy access by way of stone steps into the pool. An outdoor shower is also available. There are a number of easy-reclining sunbeds, with table and chairs. There is a wooden sala in the garden overlooking the beach, where we guarantee you will spend many hours, simply gazing along the stunning Maenam beach and across the bay. A great place to drink your cocktail or read your book in peace and quiet.
There are a number of affordable restaurants within walking distance of the villa so there is no need to cook on your holiday unless you want to. There is also a convenience store which is a 5 minute walk away.

• We would be happy to pre-purchase food and beverage items in advance of your stay so that they are already in the villa prior to your arrival. Items are charged at cost price plus 20% (receipts provided).
• A USD 450 damages cash security deposit is required at check-in (or other currency equivalent).
• Under no circumstances will groups of more than 8 people (including children) be allowed to stay in the villa.
• Only those persons registered on the check-in sheet are permitted to stay in the villa.
• Check-in time is 3pm. Check-out time is 11am. These times can be flexible subject to availability.
• Smoking is only permitted in outdoor areas.
• Please note that Management prohibit excessively loud music/noise or any other anti-social behaviour that may disturb the enjoyment of residents in neighboring properties.
• No events or parties allowed.

• Electricity is charged at 5 baht per unit consumed and is payable in cash at check-out. Meter readings are taken at the beginning and end of the guest's stay

• Private Thai Chef services are available for extra cost as follows;
• Daily Thai Chef (for Breakfast, Lunch & Dinner) - 6,000 Thai Baht for the chef cost per day plus cost of ingredients
• Private Thai Chef For One Meal Service (one of Breakfast, Lunch or Dinner) - 3,000 Thai Baht for the chef cost plus cost of ingredients
* Note that Chef costs are for up to 8 guests (including children). If there is more than 8 guests an extra chef is required to be booked.
* Chef services must be booked a minimum of 24 hours in advance. Bookings are to be made directly with the Villa Manager.
* Payments are to be made via Pay Pal account or a bank SWIFT transfer to our nominated bank account.
* Deposit: To guarantee this booking, you will be required to pay a 30% deposit.
* Final Payment: The balance of total rental amount is due a minimum of 30 days before the check-in date.
1. If it becomes necessary to cancel all or any part of the booking, 'SSV' must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be payable:
1.1 More than 30 days before arrival: The deposit will be forfeited. A full or partial refund is solely applicable if SSV
secures a reservation fully or partially covering the initial booking
1.2 Less than 30 days before arrival date: all rental payments (100%) are forfeited. A full or partial refund is solely applicable
if SSV secures a reservation fully or partially covering the initial booking
2. If the dates of the booking need to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply
3. Any change to the original reservation is subject to the approval of SSV.
Cancellation during the period of the holiday.
1. The prepaid rental balance will be returned only under exceptional circumstances and at the sole discretion of the Management Company.
