The estate is also just a short walk from the beautiful Choeng Mon Beach. This is one of the classier beaches in Samui and often overlooked by those visiting the area. What a perfect combination for you. The welcoming sands are perfect for stretching out on while the inviting water is safe for the whole family.

Car hire is easily arranged and with secure parking at your holiday home for cars as well as motorbikes this option is a popular one. There are many attractions to choose from, but one at the southern end of the island makes for a fascinating day trip. A visit to Laem sor Pagoda will not be forgotten in a hurry. This is a truly wonderful Temple and surrounding natural area. You will even have the opportunity to see a Mummified Monk, one of several on the island.

Sleeping 6 in 3 en-suite bedrooms Summitra Pavilion Villa No. 7 strikes an excellent balance between modern, comfortable living and relaxation in a natural setting. The tropical garden is landscaped with the 3 pavilions, an outdoor sala and private swimming pool contained in 400 sq metres of land that is not overlooked by any other property. The addition of a spacious outdoor dining terrace that opens up directly from your open-plan living pavilion means seamless indoor and outdoor spaces for your group to enjoy.



While the majority of time is likely to be spent in and around the pool, on the terrace, or under the sala when shade is required, you have a well equipped indoor living area consisting of a fully fitted kitchen, dining space and lounge with flat screen TV and DVD player. Your sleeping arrangements are equally comfortable. The master suite is in its own pavilion with comfortable furnishings that include a large double bed. This suite has an indoor bathroom as well as a private outdoor shower area. The two guest bedrooms are in a separate pavilion but do not interconnect. The first has a double bed with en-suite bathroom while the second houses twin beds, an indoor bathroom and an outdoor landscaped shower space.



Meals from the well equipped kitchen can be served indoors, but the majority will opt to eat on the terrace with its calming views of your garden and swimming pool. Any guests who are feeling energetic can opt to use the estates tennis court with racquets and balls available from the estate office for a small fee, or take a stroll to the beautiful Choeng Mon Beach, walk along the seashore and splash in the turquoise blue waters at their leisure.

Bang Rak Fish MarketĀ  is more than just a market, it is an institution. It was operating long before tourists discovered Samui and the area still retains tradition in terms of how the locals live and go about their business. Fresh fish is brought in by the fishing boats daily and is sold amidst a colourful atmosphere. There is also a section where sides of meats are for sale so choice is available for everyone. Once you have made that choice from the wide selection available you can take it to one of the local restaurants who will cook it as you request. This is a great place to get a feel for Island life with the opportunity to taste the freshest seafood on Koh Samui.

Rates Include

* Free internet access.
* Daily maid service is included in the price of your property except Palm Grove Pool Villas, Na Jomtien Executive Suites and View Talay Pool Villas or as described separately in the property description.; includes a daily clean of your Villa and making of the beds, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice.
* Water and Electricity. The price includes a daily allowance for free mains water and electricity.
Properties up to and including 4 bedrooms have 57 Kw units allowance per day.
Properties of 5 bedrooms and above have 100 Kw units allowance per day.
If your free allowance is exceeded, a charge of 7 (seven) Baht per unit will be made. This is deductible from your refundable security deposit on check-out.
* Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 Baht per towel per day and extra changes of bed linen charged at 350 Baht per bed per time.
* Each bathroom will be provided with an initial set of shampoo, shower gel and toilet paper. Other than this, we do not provide any further toiletries.

* Refundable Security Deposit: Upon check-in, we require a refundable security deposit, payable in cash, in any currency.
The amount of the refundable deposit is dependent upon the size of the property. These amounts below are general guidelines only and some villas may require a larger deposit. Please consult your booking form or submit an enquiry for the exact amount.

Tariff:
Properties up to and including 3 bedrooms = 5,000 Baht
4 & 5 bedroom properties = 10,000 Baht
6 bedroom properties and above = 15,000 Baht

The deposit will be refunded in cash, in the currency given, in full, upon the departure of all guests in the party provided it is mutually agreed between the guest and the Management representative that no damage has been inflicted whatsoever on the property, its contents, the pool (if any) or any other aspect pertaining to the property, that ALL payments have been met and that ALL keys for the property and the personal safe, are returned to the Management representative.

Payment Terms

Booking Deposit & Booking Details
If the period of occupancy is more than 56 days from the date of booking, a 20% deposit is required to reserve the property at the time of booking. (50% on some booking platforms) A further 30% is to be paid no less than 56 days before arrival and the remaining balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 56 days from the date of booking, a 50% deposit is required to reserve the property at the time of booking, and the full balance must be paid no less than 14 days before arrival. (30 days on some booking platforms)

If the period of occupancy is less than 14 days from the date of booking, 100% of the booking value must be paid at the time of booking. Deposits are to be paid within five (5) working days. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. If payment is not received within that period, we will issue a Notice of Cancellation.
Unless otherwise agreed in writing, after a further 48 hours without payment or any correspondence, the booking will be cancelled.

The number of persons occupying the property should not be more than the maximum allowable number of occupants.
Any extra persons found to be occupying the property will be charged per night at a rate equivalent to the seasonal daily rate of the property, divided by the maximum allowable number of occupants, as dictated by the quantity of beds (single or double) within the property.

This will be a minimum charge of THB 500.00 per person.

Failure to pay this fee by the additional guest or group leader, as stated on the Managements booking form, will result in the additional guest being asked to leave the premises.

Please Note: All credit card payments are subject to a surcharge of 3.5%

Cancellation Policy

Cancellation by the Guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.

Our refund policy is as follows:
Booking Deposit 20% - No Refund under any circumstances.
Cancellation 57 to 31 days before arrival: Refund = 50% of monies paid excluding deposit
Cancellation less than 30 days before arrival: No Refund under any circumstances

Please be aware that if you cancel your villa booking you will lose the 20% deposit.

Cancellation by the Property Management
It is extremely unlikely this would ever be the case due to the number of properties we own and manage. However, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid, this will be at our discretion.
We cannot accept any further liability other than the above.
