Atulya combines striking architectural features, exceptional furnishings and natural materials to create an enchanting luxury escape with stunning sea views from every room. Entering the house through the stylish wooden gate, a large covered driveway connects via steps to the grand living pavilion, with its shingle roof adding a sense of tropical elegance. Large wooden doors open into the impressive elevated living area, an expansive room that runs virtually the entire length of the property. The high, wood-lined, and vaulted ceiling with windows on both sides guarantee a feeling of spacious opulence and bi-folding glass doors ensure constant panoramic views across the palm-clad valleys, and out to the bay of Bophut and offshore islands.
An eye-catching wooden dining table sits in the centre of the room, served by a sophisticated kitchen with an island breakfast bar and brand name, fitted appliances. The kitchen not only looks great with its wooden units, chrome fittings and marble surfaces, but it is also well designed to include everything guests may need during their stay. It even features a built-in wine cooler for chilled refreshments day and night. On the opposite side of the dining table, the villa's spacious lounge area boasts a huge, flat screen TV mounted on a cabinet with plush sofas and chairs poised for visual repose. Contemporary ornaments and artworks add a sophisticated ambience to the interior, while outside, a covered balcony runs along the entire length of the pavilion, guarded by an invisible glass barrier and overlooking the villa's tropical garden and generous infinity pool. All-weather chairs add a final touch, offering the perfect place to relax with a book, take in the ocean views or sip a cocktail at sunset.
Stairs on both sides of the balcony lead down to the villa's lower level where three attractive and comfortable bedrooms look out across the garden, pool and views. A covered walkway runs along the front of these rooms giving each one its own outdoor terrace and all three bedrooms feature built-in wardrobes and appealing en-suite rain shower rooms. All three rooms have double king size beds, making this an ideal villa for families or groups. In each bedroom, the furniture is of the highest quality, with stylish modern accessories and AV equipment making them far more than just a place to sleep. In front of the bedrooms, a lawn and garden extends to the wide pool terrace. To one side of the pool, sunken stools are served by a swim up bar that is incorporated into a covered sala or gazebo, which also houses a dining table and cushioned bench seats, the ideal place to gather and relax day or night. On the other side of the pool, one of the villa's two master suites offer an experience to remember. A vaulted wooden ceiling with glass at the front and back creates an airy, light atmosphere with doors opening directly onto the pool terrace and drawing in the spectacular views. A separate dressing area behind the kind sized bed leads into an en-suite bathroom with twin sinks, a rain shower and an indulgent terrazzo bathtub with windows looking directly out to the ocean beyond.
Steps at the rear of the lower master suite lead back up to the lounge area and from the steps, a door leads into the second upper floor master bedroom that mirrors the one below. Dramatic views and luxurious interiors create an atmosphere of cosseted privilege for those lucky enough to stay in one of these fine suites.

An initial deposit of three (3) nights must be paid to confirm a booking, unless otherwise specified in the confirmation of availability. During the season of Christmas and New Year, fifty percent (50%) of the villa rental due is to be paid to confirm a booking. Before the booking is confirmed and a contract comes into existence, Management reserves the right to increase or decrease the agreed prices. No contract will exist between with Management until receipt of funds. If funds are not received within 5 banking days the reservation shall be deemed to have been cancelled and Management reserves the right to allocate the Residence to another client. Should the booking be cancelled, cancellation charges will become payable.
Transfer of the outstanding balance must be paid at least 30 days before the day of arrival, unless otherwise specified in the confirmation of availability. Should the booking be made within 30days of arrival the full payment is due upon confirmation and prior to arrival.
Payment can be made by either international bank transfer, nett of bank fees, or using our online payment gateway. If Management does not receive the balance by the due date, Management reserves the right to cancel the booking and cancellation charges will apply. If the booking is confirmed within 30 days of the arrival date, the whole amount of the Residence rental is to be paid at the time of booking. This is applicable for all seasons.
A security deposit equivalent to three nights stay is payable to Management with the payment of the balance. This is to cover the cost of any damage or breakage’s during the rental period of the Villas or their contents. It may also be used to cover the cost of the use of telephones and other services. This amount will be returned to you at the time of departure, less any such costs.
If it becomes necessary to cancel all or any part of the booking, Management must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received.
The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa:
Standard and Peak Seasons: 30 days or more before arrival date: All Payments are forfeited but credited for 9 month from the date of the cancellation confirmation by Management reservation department. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability.
Within 30 days of arrival date: All rental payments are forfeited. A full or partial refund is solely applicable in the event that Management secures another reservation covering partially or fully the initial cancelled reservation.
Christmas and New year Period: For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that Management secures another reservation covering partially or fully the initial and cancelled reservation.
The above cancellation charges also apply if Management cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply. Any change to the original reservation is subject to the approval of Management. Early departure penalty will be subject to negotiation.
