From the ground floor, stone steps lead up to a covered walkway with a small seating area and stone steps lead across a water feature to the large sun terrace, infinity pool, comfortable sun loungers and a covered sofa sala.
To the right of the walkway a door opens onto the master bedroom that has digital mood lighting, a hard wooden floor and king-size bed. The comfortable sofa and large screen TV make this room idea for relaxing as well as sleeping. The en-suite bathroom has double sinks, a large Jacuzzi bath, an outdoor water feature and open top rain shower as well as a generous size walk-in wardrobe and dressing area. The bedroom’s double sliding doors open up onto the pool terrace where you will find his and hers sun loungers.
To the left of the walkway, two large, hard wood carved doors open up onto the extensive lounge and dining area. Take a left and you will come to the second bedroom known as ‘the orange room’. Tasteful orange and sunset red paintings adorn the walls and match the scatter cushions king-size bed. The room has a comfortable sofa as well as ample wardrobe space. The natural stone bathroom has a Jacuzzi bath as well as a rain shower.
Moving back into the living space with doors that open directly onto the pool you will find a comfortable seating area on the right with slatted window blinds, wooden beamed ceiling and attractive hard wood shelves that house some interesting artifacts that include an impressive white stone Buddha statue.
Just off the dining area is a separate and well equipped western style kitchen with granite work surfaces, a large stand alone American style fridge and built in cooker and microwave, dishwasher, as well as a five ring gas hob. The kitchen has a dining table for four and a breakfast bar.
Another door from the dining area leads onto bedroom three. This has a king-size bed, sofa and is beautifully decorated with orange and burgundy tones.
Bedroom four is to be found beyond the dining area and has direct access onto the sun terrace. The en suite bathroom has a steam shower for the ultimate bath time experience.
Taking the steps down from the terrace will take you to a well appointed fitness room, shower room and sauna.
Bophut Talay , though on the hillside is located on a flat plot therefore most of the villa is on one level making it a safe holiday environment for children and elderly guests alike.

Cancellation Policy If it becomes necessary to cancel all or any part of the booking, the Agent must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa: Standard and Peak Seasons: 30 days or more before arrival date: All Payments are forfeited but credited for 9 month from the date of the cancellation confirmation by the Agent reservation department. The credit value can be used by the client or anyone on their behalf for any reservation, during any period upon availability and solely for the villa initially reserved. Within 30 days of arrival date: All rental payments are forfeited. A full or partial refund is solely applicable in the event that the Agent secures another reservation covering partially or fully the initial cancelled reservation. Christmas and New Year Period: For any cancellation after the deposit and/or balance payment, all payments are forfeited and a full or partial refund is solely applicable in the event that the Agent secures another reservation covering partially or fully the initial and cancelled reservation. The above cancellation charges also apply if the Agent cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply.
Any change to the original reservation is subject to the approval of the Agent. Early departure penalty will be subject to negotiation with our local Representative's Manager. Registered Guests * If the number of people staying at the property exceeds that on the booking form or the maximum capacity of the villa "The Management Company" may ask the extra person or persons to vacate the property. * Please note that no pets are allowed. Arrival & Departure times * Arrival time is 2:00pm and departure time is 11:00am. * Early arrival and late departure times should be notified upon booking and will be dependent upon availability of the villas. * Flight number/arrival and departure details must be notified to the Agent to ensure airport transfers timings are correct. Valuables * Any personal valuables are the client's responsibility and at ones own risk please use in-room safe when available * Neither the Agent nor the owners nor the staff is responsible for loss or damage. Responsible behavior * The person paying the deposit for the villa rental is responsible for the correct behaviour of the Guests staying at the Villa. * Any guest not behaving in an appropriate manner will be asked to vacate. * As part of this agreement all Guests are required to take due care when residing at the villas and to adequately supervise children. * Damage or injury arising shall not be the responsibility of the Agent. Insurance * It is a condition of the booking that the entire party is covered by comprehensive travel and health insurance. * No claim can be made against the Agent or the owners of the rented properties by Guests related to the use of the Villas or third party services. * The agent shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of the Agent control. Complaints * The property descriptions provided by the Agent are made in good faith. * the Agent accepts no responsibility for any modifications made by owners that are not mentioned. * The Agent will use its best endeavours to rectify any problems. If there are any problems contact "The Management Company" immediately. It must be understood that local infrastructure and standards are often of a less developed nature. * Any problems must be notified to "The Management Company" within 24 hours of occurrence and must then be notified in writing to the Agent before departure. If the Villas is vacated before the end of the rental period without mutual agreement this may result in the loss of all rights to compensation. Changes or cancellation by the Agent * Though it is unlikely that the Agent will have to make any changes to confirmed arrangements, it may occasionally happen, Guests will be advised at the earliest possible date. * If the Agent is unable to provide you with the Villa booked, the Agent shall reserve the right to cancel the reservation. * For example if the property is rendered unusable the Agent will endeavour to locate a suitable property. * No guarantee is given that this can be done. If this is not possible, the Agent will refund in full, less any bank charges, the amount paid. * The Agent aim is to ensure that your holiday on Samui is an enjoyable and relaxing one and we always aim to give prompt assistance to you if you are in difficulty. Any concerns you have should be brought to our attention immediately. | Rates Exclude * 10% service charge and 7% tax * A full-time Thai cook is an additional USD 50++ per day (food cost on guests account) Payment Terms To confirm a reservation we require a 50% deposit and the balance at least 30 days prior to arrival. Deposit * An initial deposit of fifty percent (50%) of the total rental will confirm a booking. * If funds are not received within four banking days the reservation shall be considered as cancelled and cancellation charges will become payable. * The agent may then allocate the Villa to another client. Balance * The outstanding balance must be paid at least 45 days before the day of arrival, unless otherwise specified. * The agent reserves the right to cancel the booking if the balance is not received by the due date. Cancellation charges will apply. * The whole amount of the Villa rental is to be paid at the time of booking if rental is to commence within 45 days. * Payment should be made either by international bank transfer to the Agent nominated corporate account. * Payment can also be made on-line by Visa, (4% Surcharge) and American Express (4.75% Surcharge). A security deposit is payable on arrival to cover the cost of any damage or breakage's, the use of telephones and other services. The security deposit will be returned at the time of departure, less any such costs. |
