Rental rates

Low Season (May & Jun; Oct & Nov): 240 US$/night
High Season (01 Dec - 30 Apr; 01 Jul - 30 Sep): 300 US$/night
Peak Season (15 Dec - 15 Jan): 360 US$/night
The above rates are applicable for a minimum stay of 7 nights
- 20% surcharge applies for stays shorter than 7 nights
- 15% discount applies for stays longer than 14 nights
- 30% discount applies for stays longer than 28 nights

The rental rates include

Check In Time is 3:00pm; Check Out time is 10:30am (early arrival and late departure upon availability of the house. Late Departure can only be confirmed on the day of check-out).
Service charge and Applicable government tax (7% VAT)

Rental conditions

Minimum rental time is 3 nights (low season), 5nights (high season) and 10 nights (peak season).
A non-refundable deposit of 30% is required to secure your reservation
The balance of total rental amount is due a minimum of 2 to 4 weeks before the check in date using bank SWIFT transfer to our nominated Thai bank account

Cancellation policy
To avoid speculative reservation, we apply the following cancellation conditions:

Cancellation prior to arrival. It is a condition of the booking that the entire party is covered by comprehensive travel insurance which will provide compensation to you in the event of cancellation. In the event that you cancel the booking or shorten the period of stay after payment of the deposit and/or balance, no refund will be made. The booking deposit is not returnable under any circumstances.
Cancellation during the period of the holiday. The prepaid rental balance will be returned only under exceptional circumstances and at the sole discretion of the owner.

Insurance

The owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.

New House construction

In the popular developments of Santi Thani and Santi Thani Gardens, there are new houses being constructed by their owners. While disturbance and noise is kept to a minimum and working times are regulated please check before booking whether there is construction near to your chosen villa.
