Low Season (May & Jun; Oct & Nov): 300 US$/night
High Season (01 Dec - 30 Apr; 01 Jul - 30 Sep): 375 US$/night
Peak Season (15 Dec - 15 Jan): 450 US$/night

Rental conditions

Minimum rental period is 5 nights, 10 nights at Peak Season [Christmas/New Year]
The balance of total rental amount is due a minimum of 4 weeks before the check in date using your credit card or a bank SWIFT transfer to our nominated Thai bank account

Cancellation policy
Due to the limited number of Villas in some categories and to avoid speculative reservation, we apply the following cancellation conditions:

Cancellation prior to arrival. It is a condition of the booking that the entire party is covered by comprehensive travel insurance which will provide compensation to you in the event of cancellation. In the event that you cancel the booking or shorten the period of stay after payment of the deposit and/or balance, no refund will be made. The booking deposit is not returnable under any circumstances.
Cancellation during the period of the holiday. The prepaid rental balance will be returned only under exceptional circumstances and at the sole discretion of the Villa Owner

Insurance

The villa owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc

New House construction

In the popular developments of Santi Thani and Santi Thani Gardens, there are new houses being constructed by their owners. While disturbance and noise is kept to a minimum and working times are regulated please check before booking whether there is construction near to your chosen villa.
