The rental rates include:
- Maid cleaning
- Welcome pack
- Utility bills (electricity, water)
- Check in time 3:00pm; Check out time is 10:30am (early arrival and late departure upon availability of the house. Late departure can only be confirmed on the day of checkout.
The rental rates exclude:
- Service charge of 3%
- Applicable government tax (VAT 7%)
- Airport Transfer charged at 250B/person/way, minimum 2 passengers (children under 12 years free of charge)
- Refrigerator supply
- Breakfast
All Villas are equipped with:
- Spacious living room
- Fully equipped American/European kitchen
- Satellite TV, Stereo
- At least one air-conditioned bedroom (see house description)
- Large terrace with lounging chairs
- Access to the communal swimming pool of the resort.
We will be happy to arrange the following services before your arrival:
- Car rental: from 1,900B/day (incl. insurance coverage)
- Cook: 150B/hour (exclusive of food)
- Full time maid: 150B/hour
- Initial fully stocked refrigerator (upon receipt of your purchasing list):
- purchasing cost+10% service charge
- Please ask for an order form. (Minimum order 1,500Baht)
Rental Conditions:
- Minimum rental time is 7 nights
- A non-refundable deposit of 30% is required to secure your reservation
- The balance of total rental amount is due a minimum of 4 weeks before the check in date via bank SWIFT transfer to our nominated Thai bank account or via Credit Card.
Cancellation policy:
To secure availability at the requested vacation villa, we apply the following cancellation conditions:
- Cancellation prior to arrival: It is a condition of the booking that the entire party is covered by comprehensive travel insurance which will provide compensation to you in the event of cancellation.
- The deposit payment is non-refundable.
- If notification of cancellation is received less than 60 days prior to check in date. We will invoice 50% of the rent amount. The deposit payment will be deduct from the invoice.
If notification of cancellation is received less than 30 days prior to check in date. The rent amount must be paid in full. - Cancellation during the period of the holiday: A partial refund will only be granted under exceptional circumstances and at the sole discretion of the Manager.
- The booking deposit is not returnable under any circumstances.
Insurance and Liability:
- The Manager is not responsible to guests or their party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.
Low season repairs:
- During May, June and November the owners may make improvements to their houses and therefore there is the possibility of noise or disturbance within the resorts. We apologize to guests in advance for any inconvenience caused.
New House construction:
- In the popular developments of Coconut Resorts Koh Samui there are new houses being constructed by the owners or neighboring plots. While disturbance and noise is kept to a minimum and working times are regulated please check before booking whether there is construction near to the selected Villa.
