Banyan Villa 1 is a 4 bedroomed private pool villa that sits within a private walled tropical garden, only 30 seconds walk down the garden path to the soft sands of Bang Por Beach.
Villa 1 provides spacious accommodation for up to 8 guests and with its own private pool and jacuzzi set in a secluded garden it allows guests to relax in quiet privacy. Alternatively, located a mere half minute stroll through lush tropical gardens and right next to the beach, a larger shared pool is also available to Banyan Villas’ guests.
The property can be rented together with Villa 2 doubling the space available, catering for groups of up to 14 people who can enjoy the quiet seclusion of the villas' two pools and jacuzzis.
Banyan Villas, built in the Balinese style were completed in 2006. The two villas are almost mirror images of each other in terms of both size and general living arrangements. Both Banyan Villas are identically furnished, combining elements of western and Asian style, providing high levels of comfort and practicality.
Villa 1 is accessed from the garden and is raised 3 steps above garden level. The Villa is tastefully furnished throughout in Chinese style teakwood and bamboo with ceiling fans to most rooms, air-conditioned bedroom accommodation is found on the ground floor whilst the sea breezes can be enjoyed in the first floor living, bar and balcony areas.
Accommodation in detail
Entry to the villa is through the front porch that then leads into the kitchen. The European style kitchen is fitted out with modern cooking appliances including oven and separate hotplates, microwave, fridge-freezer, coffee maker, rice cooker, toaster and cooking utensils. A full complement of premium crockery, glassware and cutlery is also provided.
Adjacent to the kitchen is the dining room; the teak dining table will accommodate 8 in comfort and has views over the pool and garden. If al-fresco dining is preferred patio dining can be enjoyed just through the dining room doors. A guest powder room is located just off the dining room.
Stairs lead from the dining room to the upstairs living area. Again furnished in teak and bamboo, the living area has a bar area, guest powder room and double doors leading onto the roof terrace and Sala with views out to sea and great for that evening sun-downer! The living room is equipped with a second “bar fridge”, satellite TV, DVD and stereo system.
Downstairs the 3 main bedrooms open onto the pool terrace. The master bedroom has a king sized bed and adjoining large en-suite with twin sinks, bath, shower and wc. Bedrooms 2 and 3 have a king sized bed and twin beds respectively, both have their own en-suite bathrooms. The 3 bedrooms are equipped with ceiling fans and air-conditioning.
A fourth bunk bedded room is located off the entrance porch, ideal for children yet large enough to accommodate adults; the bunk room is air-conditioned and has its own small en-suite bathroom.
Complimentary Wi Fi internet access is available throughout the villa.
Outside
The Villa is built around its own private pool surrounded by mature gardens filled with tropical colour and protected from outside disturbance by the surrounding wall. The pool is about 1.2 meters deep along its entire 10 meter length and features both a jacuzzi and a bar within the pool itself. Sun-loungers are available on the poolside terrace, along with a garden table and chairs.
The villa has under cover parking for one car with parking for further cars available in the parking area outside the villas. A pedestrian gate leads onto the drive and garden path to the beach and shared pool, where in the evening you can enjoy glorious sunsets in the direction of Ang Thong Marine Park.
At night, during certain seasons, a fleet of fishing boats will light up the horizon over the Gulf of Thailand, as they search for squid, crab, and other delicacies for your dining table. Banyan Villas, an idyllic location to experience Asia, Thailand and the holiday of a lifetime.
Services
100 metres from the villas is the office of Coconut Resorts, our local managing agent. In addition to providing the twice weekly maid service they also provide a front desk service to Banyan’s guests. They will assist with booking taxis, airport transfers, tourist trips and at extra cost can provide additional maid services, baby-sitting, car/motorbike hire and even a Thai cook if you wish to be catered for.
Refrigerator pre-stocking
The refrigerator can be pre-stocked at your request in readiness for your arrival, simply ask us for an order form and let us know what you will need.
There is a minimum order of Bt.1,200.–, plus a service fee to cover the time required, typically a couple of hours for the round trip.
Electricity Supply
Electricity supply is 220volts; the villas are equipped with international sockets that will accept most national plug standards including UK and Europe.
The island of Koh Samui
At just 25 km x 21km Koh Samui is proof that good things do indeed come in small packages. Famous for the warmth of its welcome, fantastic Thai cuisine complemented by fine dining experiences from all corners of the world and a wealth of activities in and on the water and in the jungles of the interior, Koh Samui is a great place to spend a vacation.
Koh Samui is located in the Gulf of Thailand off the Surat Thani coast, a short ferry crossing from Donsak. With clear waters coming from the South China Sea there are numerous coral reefs to explore, with some of the best to be found around nearby islands such as Koh Tao, or the marine park of Ang Thong that lies just a short boat-trip away.
On Water
Being an island means that there is a great variety of water sports available all-round the island. Whether interested in sailing, wind-surfing, sea-kayaking, water skiing, parasailing, snorkelling or scuba diving, Koh Samui has something to offer. Day trips to neighbouring islands such as Koh Phangan, Koh Tao or the nearby Ang Thong Marine National Park offer further water-based excursions. For those wishing to remain near Banyan Villas the coral reefs of Bang Por can be accessed for snorkelling directly from the beach.
On Land
Koh Samui’s interior is famous for its coconut plantations, being the major industry before tourism reached the island. Samui’s jungle caters for elephant trekking, zip-wiring through the forest canopy and there are many rivers, paths and waterfalls to explore.
More mechanised enjoyment can be had with All Terrain Vehicles (ATVs) and Go-karting. For those seeking more sedate pursuits there are numerous spas and the Santiburi International Golf-course and Spa is nearby.
Culturally around the island you will find many Buddhist Wats (temples) and shrines, but also elements of Brahman and Animist beliefs. The largest temple on the island is Wat Phra Yai (literally “Big Buddha Temple”), where the centre piece is a huge statue of a seated Buddha that dominates the skyline.
Shopping & Entertainment
The main tourist centres on the island are Chaeweng and Lamai that both lie to the south of the airport where many restaurants, bars and nightlife can be found. The restaurants of Bophut Fisherman’s village on the north coast a mere 15 minutes away offer cuisine with flavours from around the world, although the local Thai cuisine, and especially seafood are to be recommended.
Nathon, the island’s west coast capital is more traditional but also offers shopping, entertainment and good local flavour from its Thai restaurants.

| Banyan Villas are located 30 seconds walk to the palm-fringed white sands of Bang Por Beach, facing the neighbouring island of Koh Phangan. The beach itself stretches some 4km between Ban Tai in the east and Bang Por in the west, with beach restaurants an easy stroll along the shore. The calm shallow waters in this part of the Gulf of Thailand offer excellent snorkelling opportunities with shallow coral reefs and many colourful fish within easy reach of the shore. Quiet and lacking the mass-tourism development found in other areas of the island, there is no noisy nightlife in the immediate vicinity to disturb the tranquillity, and only small neighbourhood shopping outlets. On an island of this size, however, nothing is ever very far away. Just a 5 minute stroll down the beach you will find yourself at Jun Hom beach restaurant offering excellent Thai cuisine. Nightlife in the old fisherman’s village of Bophut is a mere 10 minute drive and the main tourist centre of Chaeweng just 25 minutes away. If the properties are damaged or rendered unusable Banyan Villas will try to locate an alternative property for the period required. However, if this is not possible, or you do not wish to be transferred, Banyan Villas will cancel the booking and refund you in full, less any bank transfer charges. Pricing and Rental Periods Prices are quoted per villa per night in Thai Baht. The minimum rental period during low and high season is four nights The minimum rental period during peak season is seven nights The minimum rental period over Christmas and New Year is ten nights Check In Time is 3:00pm; Check Out time is 11:00am. Early arrival and late departure may be available subject to availability of the house. Late check-out can only be confirmed on the day of the departure. Banyan Villas is not responsible to guests or their party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc. OTHER TERMS AND CONDITIONS Any additional charges for breakages or for other services purchased through the local managing agent should be settled locally on check out. The Renter agrees to pay the owner for the cost of repairing or replacing (solely at the owner’s discretion) any item of property, or contents at the Villa, which is damaged due to negligence or wilful default of the renter during the renter’s occupation, or which is missing. The person in whose name the booking is made acts on behalf of all other persons named, and becomes responsible to Banyan Villas for all payments in respect of the booking. Change of Booking Date Banyan Villas will endeavour to accommodate changes in Booking dates wherever this is possible. This will be effected at no extra charge should alternative dates be available. Registered Guests Only those persons entered on the booking form may reside at the villa as guests. Please notify us as soon as possible of any changes. The number of people staying at the villa must not exceed the maximum capacity indicated by you on the Banyan Villas booking form, except in the case of infants (under two years old), or unless specifically authorised. Should the owner or the local representative find that the number of people staying at the property exceeds that on the booking form, he may, at the absolute discretion of Banyan Villas, ask the extra person or persons to vacate the property forthwith. No camping is permitted in the grounds or gardens adjacent to the villas. Insurance It is a condition of the booking that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Banyan Villas is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motorbike rental etc… Banyan Villas will not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Banyan Villas’ control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc. Complaints In the unlikely event of a problem with your rental property occurring, whilst you are in Koh Samui, the local management agent so that the matter can be attended to. If the situation cannot be resolved to your satisfaction, at the time, you may contact Banyan Villas, so that Banyan Villas is given the opportunity to try to assist. All claims must be addressed directly Banyan Villas. Banyan Villas does not accept responsibility for the breakdown of the supply of water, or electricity, nor of swimming pool filtration systems, though we will use our best endeavours to arrange for any such problems to be solved quickly. If there are any problems during the rental period, which could not be solved by dealing directly with the local staff, contact Banyan Villas immediately and Banyan Villas will use its best endeavours to rectify the situation. It is understood that infrastructure, local standards and conditions are often of a less developed nature than those guests may be accustomed to in their home countries. Banyan Villas will do as much as can be reasonably expected to avoid and rectify any problems that may occur, but cannot be held responsible for problems occurring. Any complaints must be notified to Banyan Villas within 24 hours of the problem occurring. Should a problem remain unsolved please make a complaint in writing to Banyan Villas within 14 days of the completion of the rental period. If the Villa is vacated before the end of the rental period without prior agreement of Banyan Villas this may result in the loss of all rights to compensation. Conduct and Behaviour The person signing the contract is responsible for the correct and appropriate behaviour of the guests staying at the property. Should any member of the party not behave in such a manner Banyan Villas, or the local agent may at their absolute discretion ask the offending guest or guests to vacate the property forthwith. Valuables Any valuables left at the property are left at one’s own risk. Neither Banyan Villas nor the owners or staff at the property is responsible for any loss or damage to valuables or other property. Banyan Villas are equipped with a safe for the safe keeping of valuables. Jurisdiction Any contract that is made will be with the acceptance by both parties of these terms and conditions, which are governed by Thai law, and both parties will submit to the exclusive jurisdiction of the Thai courts. Agreement These Terms & Conditions govern all bookings with Banyan Villas (Thailand) Co. Ltd. Any booking made or order placed by you, whether through the Company's website or otherwise, shall be deemed an offer by you to rent the relevant accommodation subject to these terms & conditions. All bookings through our Company and all matters arising from them are subject to Thai law and to the exclusive jurisdiction of the courts of Thailand. The person who makes the booking accepts these conditions on behalf of all members of the party and is responsible for all payment due from the party. Booking services with the company are only available to persons who are at least 18 years old.
