Conditions - Rates are inclusive of 10% service charge
- Rates are inclusive of 7% Tax
- Rates excludes breakfast
- Airport transfers at THB400 to 600 (depending on pick up point) per segment by luxury mini bus operated by management company
- Minimum stay 3 nights in High Season and 10 nights in Peak Season
- Baby cot and high chair will be provided FOC upon request and availability

- Booking is confirmed after receipt of a 30% deposit to be made promptly due to volume of demand
- The balance of your booking must be paid locally in Thai Baht upon arrival. If the balance is not paid in time we reserve the right to cancel your booking, retain your deposit and apply cancellation charges as set out below.
- Guests are responsible for arranging at the time of booking personal and medical travel insurance.
- A separate contract will enter into application with the management company
Cancellation conditions - Deposit will be retained if Guests cancel more than 30 days prior to departure
- Full payment will be required for any cancellation within 30 days prior to departure
