Koh Samui villas |
The villa is set up for guests wishing to be independent and free to plan meals and catering at their leisure.
The management service team provide housekeeping and linen and towel changes every 4 th day of the guests stay.
The accommodation comprises of a large living room/dining room, fully air conditioned, with water hyacinth sofa suite, large 6 seater dining table, fully fitted kitchen with central island, walk in utility room with washing machine and ironing board and iron.
Located to the rear of the villa is a further outdoor Thai kitchen with granite work tops, cold water sink and gas hob.
The feature master bedroom suite has laminate flooring, ceiling mounted fan, air conditioning, with walk in wardrobe/dressing room and private en suite bathroom with corner bath, twin sinks, stone wall carving and outdoor Balinese shower.
Bedrooms 2 and 3 have fitted open fronted wardrobes with laminate flooring.
Bedroom 4/study has air conditioning and ceiling fan, laminate flooring, sofa bed suitable for 1 adult, desk and office chair and floor mounted digital security safe.
The lush landscaped gardens extend over the large villa grounds, with a feature Royal Thai Style Dining Sala set in and overlooking the villas ornamental Lotus pond with a pleasant outlook to the infinity edge swimming pool, framed with a beautiful array of Royal Thai “Canna” flowers.
The overflow swimming pool is approx 70 sq.m in size and has tiled steps leading into the water. The depth of the pool is a constant 1.5 metres.
An outdoor pool shower is situated to one side of the terrace.
For guests comfort a set of sun loungers is located on the pool terrace along with a drinks table and further easy chairs suitable for the garden or beach if required.

The kite-surfing school operates from this beach. ************************************************************************ Weather & Climate Thailand is fast becoming a country to be visited all year round. Koh Samui benefits from a good weather season of about 10 months of the year. The 'dry' season is generally from January till May and July through to September. Temperatures regularly reach 30 to 35 degrees till May and then 35 to 40 degrees till September with odd showers from July to September. The 'wet' season is generally from mid October to mid December when temperatures are around the 25 to 30 degree mark. November is often regarded as the 'monsoon" season, though the heavy rains that come at this time are generally only for a few hours at a time, with many days in between blessed with sunny spells. Tropical rain showers may occur late December and early January. As with all weather predictions in this ever changing world of climate irregularity, you can never be absolutely sure and the weather can catch us out but we hope this gives you a helpful guide nonetheless. (Please note, the weather predictions for Koh Samui are very different to those of Phuket and Krabi, which experience different seasons due to their location in the country). All Male/female groups would not be appropriate. Only booked guests declared on the booking form are permitted to reside in the villa. (No outside overnight "visitors"). The management make every effort to ensure that all guest's and home owners privacy is not invaded or disrupted. ************************************************************************* Cancellation Policy Specific Cancellation policy In the event that the booking is canceled prior to arrival we regret that no deposit can be refunded. However the deposit/full balance will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing. Once the final balance is received – 8 weeks prior to arrival, the same cancellation conditions as above will apply. If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas. Please note that as this villa is privately owned and not part of pool system it is not possible to change villas on arrival. Insurance The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc. It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage). | Rates Exclude Both Holiday and Long Term rates exclude the following: * Food and beverage supply (with the exception of the welcome pack on holiday lets) * Breakfast, Lunch or dinner. Full arrangements can be made through us to have your car delivered to your door upon arrival. A wide range of fully insured vehicles are available. ********************************************************************** Airport Collection Service Airport collection service and return on day of departure in VIP minibus is available at a charge of 750 Baht each way. ********************************************************************** Payment Terms Upon confirming the reservation a deposit of 30 % of the total figure incl. the service charge is required to secure the booking. The balance of the booking is required 8 weeks prior to arrival. The Payment Options are as follows: 1. By international bank transfer to our nominated Thai bank account. 2. Direct payment into our Isle of Man Lloyds TSB account (an extra charge of 13.50 Pounds Sterling is applied to carry out the onward transfer to Thailand thereafter). 3.
