Rental conditions

Rates include 10% service tax and 7% VAT
Minimum rental 1 week
Rates are for the use of 2 bedrooms (4 adults), the use of the 3rd bedroom (2 adults) will be charged 500THB per day
Villa cleaning service, plants watering twice a week
Laundering of all bed linen and towels twice a week
Check-in Time is 2:00pm; Check-out time is 12:00 noon (early arrival and late departure upon availability of the house)

Free airport collection service and return on day of departure

No pets are permitted. Smoking on the terraces or outside only

Booking conditions

A refundable deposit of 25% is required to secure your reservation (deposit to be paid via Swift bank transfer to our Thai Bank account)
The balance of total rental amount is due on arrival
Cancellation policy: 60+ days prior to arrival date - 100% refund of deposit. Less than 60+ days prior to arrival date 0% refund of deposit. The cancellation will take effect from the day the written confirmation is received
A refundable security deposit for potential breakages is 10 000 THB and is payable on arrival
Any change to the original reservation is subject to the approval of the Villa management and administrative fee of 1000 THB.

Insurance

Guests are responsible for arranging their own personal and medical travel insurance at the time of booking
The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities.
