Baan Chuddanip sits on a hillside overlooking coconut and cashew plantations and faces west towards the Big Buddha. The panoramic view encompasses the whole north coast of Samui, Anthong Marine Park in the distance, as well as Koh Phangnan, and watching the sun set over the sea, easily becomes the highlight of any day during a visit. Baan Chuddanip is a contemporary tropical style villa with Asian and European touches. It features landscaped gardens, wide open terraces, and expansive views. It is built on four levels including the gardens below. One enters the Villa from the main driveway at the top where there are two king-size bedrooms leading off the main entrance foyer. These are joined by a shared balcony overlooking the main outdoor living terrace below. From the entrance foyer there are two stairways leading to the middle level where the main living and dining areas are located. Here you will find comfortable indoor and outdoor sitting areas as well as the facility to seat up to sixteen for dinner either under cover or under the stars. The Villa is decorated in a stylish mix of western comfort and Asian artifacts. On this level there is a good sized western kitchen with fridge, icemaker, gas/electric cooktop and oven, as well as dishwasher, microwave, etc. At the back of the house on this middle level there is a very large separate, airconditioned, three-level media room where you can watch satellite TV or DVD's on a 12 ft X 10 ft. Screen. This is the only room in the house without a seaview but when you're ready to escape from the heat of the day it makes a welcome respite. There is a shady back patio off this room where you can relax and send off a few emails from the internet hotpoint. One level down from the main LR/Dining area is the 20 meter pool, immersion bed, terrazzo water-slide, pool terrace, dining terrace, and BBQ/Breakfast Bar. The infinity edge pool looks out over the same west-facing vista and has a covered area for relaxing out of the sun or wide tiled terraces for soaking up the sun on one of the many sun beds. Beside the sun terrace is the dining terrace with more seating for sixteen. Beside the dining areas there are two more lounge areas for relaxing. Three bedrooms are located on this level with glass bifold doors that open out to the terrace. Each has airconditioning, ceiling fans and it's own ensuite bathroom.

| The Villa is located approximately 10 minutes walk down to Cheongmon Beach and about the same time by car from the international airport. Cheongmon has its' own eclectic mix of restaurants, shops, and bars but the Villa is also just 15 minutes from Bophut Fisherman's Village or the nightlife of Chewang. The nearest golf course is in Bophut but the Santiburi .Championship course is less than 30 minutes away. |

| Rates Include The Villa has a daily housekeeping service. The villa staff are available daily from approx 9am to 5pm. Extra staff time can be arranged on request and a Thai cook can be provided for an extra charge. Bed linen is changed every third day, towels are changed as necessary. Rates include daily tropical breakfast and airport transfer. We can provide a full Concierge service for activities and tours, car rental, in-villa spa treatments (extra charge), etc. The villa is equipped with free Wi-Fi internet access. Cancellation Policy Cancellation and Amendments to Reservations If it becomes necessary to cancel all or any part of the booking, Langwil must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be applicable depending on when the notification of the cancellation is received in writing and the period of stay in the Villa: Standard and Peak Seasons: 30 days or more before arrival date: All Payments are forfeited but credited for 9 months from the date of the cancellation confirmation by Langwil reservation department. The credit can be used by the client or anyone on their behalf for any reservation, during any period. Within 30 days of arrival date: All rental payments are forfeited. A full or partial refund is solely applicable in the event that Langwil secures another reservation covering partially or fully the initial cancelled reservation. FOR ANY CANCELLATION AFTER THE DEPOSIT AND/OR BALANCE PAYMENT FOR THE CHRISTMAS AND NEW YEAR PERIOD: ALL PAYMENTS ARE FORFEITED AND A FULL OR PARTIAL REFUND IS SOLELY APPLICABLE IN THE EVENT THAT LANGWIL SECURES ANOTHER RESERVATION COVERING PARTIALLY OR FULLY THE INITIAL AND CANCELLED RESERVATION. The above cancellation charges also apply if Langwil cancels the booking due to non-payment of the balance. If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and cancellation charges may apply. Any change to the original reservation is subject to the approval of Langwil. Early departure penalty will be subject to negotiation with our Manager on Koh Samui. Arrival & Departure Times Guests should assume that the Check In Time is 3:00pm and Check Out time is 10:30am (early arrival and late departure will depend upon availability of the villa at the time of arrival or departure). The Client is responsible for informing the correct arrival details (flight number) whenever an airport transfer is part of the Villa service. Alterations and Cancellations By Langwil Though it is unlikely that Langwil will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the Villa, Langwil shall reserve the right to cancel the reservation. For example, but not inclusive, if the properties are damaged or rendered unusable Langwil will endeavor to locate an alternative property for the period required but no guarantee is given that this can be done. However, if this is not possible, or you do not wish to be transferred, Langwil will cancel the booking and refund in full, less any bank transfer charges, the amount paid to Langwil for the Villa. Langwil shall not be liable for any further obligations or claims by the client. | Rates Exclude 10% Service charge Rates do not include baggage handling, gratuities, telephone, car rental, food, soft drinks and/or liquor, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, etc) or replacement of breakage's. Fair wear and tear accepted. Payment Terms All bookings are made with the owner of the BAAN CHUDDANIP property, LANGWIL CO. LTD. The payment of any deposit for the rental rate shall be taken as confirmation of acceptance of the following conditions: 1. Booking Process 1.1 Provisional Confirmation of Availability and Rates Upon receipt of a request confirmation of availability, the applicable Villa rates and the amount of deposit required will be advised. Bookings are on a 'first-come, first-served' basis and are for a minimum of three (3) nights, with the exception of certain periods and unless otherwise specified in the confirmation of availability. 1.2 Exclusions & Additional Charges Rates do not include baggage handling, gratuities, telephone, car rental, food, soft drinks and/or liquor, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, etc) or replacement of breakage's. Fair wear and tear accepted. 1.3 Initial Deposit An initial deposit of three (3) nights of the Villa rental must be paid to confirm a booking, unless otherwise specified in the confirmation of availability. During Christmas and New Year, fifty percent (50%) of the Villa rental due is to be paid to confirm a booking. Before the booking is confirmed and a contract comes into existence, Langwil reserves the right to increase or decrease the agreed prices. No contract will exist between with Langwil until receipt of funds. If funds are not received within five (5) banking days the reservation shall be deemed to have been cancelled and Langwil reserves the right to allocate the Villa to another client. Should the booking be cancelled, cancellation charges will become payable in accordance with Paragraph 3 hereunder. 2. Payment Transfer of the outstanding balance must be paid at least 30 days before the day of arrival, unless otherwise specified in the confirmation of availability. If Langwil does not receive the balance by the due date, Langwil reserves the right to cancel the booking and cancellation charges will apply. If the booking is confirmed within 30 days of the arrival date, the whole amount of the Villa rental is to be paid at the time of booking. This is applicable for all seasons. 3. Registered Guests Only those persons stipulated on the booking form may reside at the property as guests. Please notify us as soon as possible of any changes. The number of people staying at the property, including children, must not exceed the maximum capacity indicated in the property description or elsewhere, except in the case of infants (under two years old), or unless specifically authorized. Should the owner or the local representative find that the number of people staying at the property exceeds that on the booking form or the maximum capacity of the villa, he may, at the absolute discretion of the Langwil representative, ask the extra person or persons to either pay the applicable additional charge as per the published rate or to vacate the property forthwith. No camping is permitted in the property grounds. Langwil regrets that no pets are allowed on the entire property. In case a party is to be organized within the property for a number of guests in excess of 1.6 times the maximum occupancy of the villa, a surcharge of US$ 600 (7% tax applicable),will be levied. In addition, a guarantee deposit of US $1,500 wjll be collected on site and from which a cleaning surcharge of up to US $350 (subject to 7% tax) will be deducted before refund to the guests. 4. Security Deposit A security deposit may be payable to Langwil with the payment of the balance. This is to cover the cost of any damage or breakage's during the rental period of the Villas or their contents. If requested this amount will be returned to you at the time of departure, less any such costs. | |||||
