Specific Cancellation policy

• In the event that the booking is cancelled prior to arrival we regret that no deposit can be refunded. However the deposit will be held over for a period or 12 months and credited to another booking by the same guests or another party of their choosing.
• Once the final balance is received – 6 weeks prior to arrival, the same cancelation conditions as above will apply.
• If the period of stay has to be shortened the full rental rates will still apply due to the popular nature of these villas.  

• All rates are subject to a 10% service charge, payable with the final balance.
• Christmas Season: 21st Dec - 1st Jan - 7 nights minimum booking

Early Bird" Reservation and Last Minute Reservation Discounts

Early Bird

• This incentive is applicable for reservations made more than 6 months (180 days) on any of the villas relating to this prior to arrival date
• 10% discount on rates.
• Not applicable in Peak Season (21 st December – 1 st January).
• Cannot be cumulated with any other promotion.
• Guests needs to specify "Early Bird" in the original enquiry for further information on the villas available.

Last Minute Reservations

• 10 % Discount on rates if booking is made 2 weeks before check in date
• Not applicable in Peak Season (21 st December – 1 st January)
• Cannot be cumulated with any other promotion
• Guests needs to specify "Last Minute Booking” in the original enquiry for further information on the villas available.

The above rental rates include

• Villa cleaning service every 4 th day
• Laundering of all bed linen and towels every 4 th day
• Welcome pack of coffee, tea, water and creamer
• Check In Time is to suit the guests arrival times
• Check Out time is 10:30am (late checks outs are available on all villas subject to a half day rate charge)
• Airport collection service and return on day of departure
• ADSL Fast Speed Wireless Internet (Laptop required)
• TV satellite service
• All electric and water costs and all taxes
• Baby Cot and High chair provided in each villa

The above rental rates exclude

• Food and beverage supply (with the exception of the welcome pack)
• Breakfast. Lunch or dinner. (Self catering only)
• Live in domestic staff, maids, nannies, chauffeurs
• The villa staff visit every 4 days to clean and change all bed linen and towels
• Hair driers and international adapter plugs

Rental conditions

• Minimum rental of 3 nights. ( Except Christmas Season: 21st Dec - 1st Jan - 7 nights minimum booking/payment required)
• Self catering only
• Maximum number of sleeping guests differs according to each villa. (Please specify number of guests on original enquiry).
• A non-refundable deposit of 25 % is required to secure your reservation (deposit to be paid via Swift bank transfer to our Thai Bank account). The balance of the total rental amount is due a minimum of 6 weeks before the check in date using a Bank SWIFT transfer to our nominated Thai bank account.
• The villas are only available to families and couples only, all male/female groups cannot be accommodated.
• The privacy and tranquility of the villas around must be respected at all times.
• The villas are for self catering holiday use only.
• No Pets are permitted.
• Smoking on the terraces or gardens only.
• In keeping with Thai Tradition, outdoor shoes must not be worn inside the villas.

Terms & Conditions of Reservations

All bookings are made with ethailandvillas.com or any of its affiliates acting as agents on behalf of the owners/management of the properties featured in the ethailandvillas.com or its affiliated websites. By submitting an enquiry form it shall be taken as confirmation of acceptance of the full terms and conditions listed on each villa description link. (Should you require full confirmation of these terms by e mail please specify in your original enquiry).

Cancellation policy

Insurance

The Owner is not responsible to you and your party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as watercraft, water sports, jeep or motor bike rental, etc.

It is a condition of the booking that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage). As deposits and rental payments may not be refundable after a reservation has been confirmed, you should consider an option of this travel insurance to cover the loss of money paid to the villa in case of cancellation of your journey.
